Here are some hints and tips for Sellers...
- Price the home right to start with ... Buyer's aren't impressed with a "price reduced" sign later - that just means it was overpriced
- It's gotta look good from the curb ... Buyers won't get out of the car if it doesn't look good when they pull up
- When the buyer opens the front door ... what they see is their first and lasting impression - make sure everything you see when you enter is perfect!
- Appeal to all senses ... the home shouldn't just look good - it should smell good and sound good also (soft music)
- Neutralize ... family photos should come down - your personal religious statements might not be a fit for every potential buyer - not everyone will like the purple and orange room your teenager decorated. Soft earth tones seem to work best - too many colors are confusing - neutralize to make every buyer feel like this could be their home
- Remove clutter ... rent a storage building if you have to. A crowded home seems smaller.
- Prepare for every showing ... you may not get a second chance! Keep the home picked up and clean all the time - give it a fast going over if you know a showing is scheduled.
- Leave when there is a showing ... Buyers will want to snoop and look - if you're there they probably won't - go away and let their Realtor show them the property.
- If there is a second showing ... it's showtime! They're really interested - get the music on, get that baked bread or cookie smell going, make sure all the lights are on, blinds are open - this may be it!
- This is a business transaction ... lose the emotion. Buyers may not offer what you're asking - don't be insulted (you would do the same thing if you were the buyer). Let your Realtor help you negotiate that low offer into a price that you are satisfied with.
- Buyers and the market determine value ... your home is only worth as much as a Buyer is willing to pay. They don't care what you want to make on the transaction - they are focused on what they are willing to pay for this particular property.
